Originally constructed as a jewellery manufacturing facility in the late nineteenth century, 215 Dean Street is being planned as the adaptive reuse of an historic structure, becoming future live/work units in the fashionable and pedestrian friendly neighborhood of Federal Hill, laying strategically along the Broadway Historical Corridor at the edge of Providence's downtown core. The planned facade creates two new points of entry along Dean Street, with it's massing being pulled back at the second level to allow for the creation of a new exterior terrace, intended to provide future occupants a perch to overlook and connect to the sweeping views of downtown as well as the pedestrian street activity below. One of the preeminent ambitions of this project has been to firmly unite the new facade to it's urban context, thus reinforcing the sense of 'neighborhood' and community connectivity that is so ubiquitous to the Broadway Corridor, and to act as a potential catalyst for the redevelopment of this part of Dean Street. 

Exterior finish materials will be an assemblage of TAKTL ultra-high-performance concrete textured panels at the Ground Level public street facade and 1x6, smooth dressed, vertical grain Western Red Cedar siding attached horizontally at the Second Floor private terrace. The utilization of a rain screen system on both the Ground and Second Floor exterior walls will promote a long life-cycle to the new facade, reducing the need for maintenance and repair, as well as providing for a capillary break between the exterior cladding and the weather resistive barrier, thus protecting the walls from any wind driven rain and allowing for a dramatic increase in the energy efficiency of the building. The use of the TAKTL Arbos textured panel along the public street facade will lend a naturally organic feel to the project, softening it's edge while creating visual interest with the play of light and shadow across the facade throughout different times of the day. The project is under the jurisdiction of the Providence Historical District Commission.
